Rogers Plans Elephant and Castle Tower


Structural expression champions, the Richard Rogers Partnership, are working on a new tower planned as part of the redevelopment of Elephant and Castle in the London borough of Southwark.

The scheme is set to be built on the existing London Park Hotel site that is set to be cleared as part of the development of the area. Rogers has been employed by developer, First Base, with whom it will be their biggest project yet.

Encompassing a seven storey terrace, a new theatre for the Southwark Playhouse, plus improvements at ground level that include retail areas, a new public square and pedestrian links to the nearby St Mary's Church Yard, and the landmark of the project which will be the 43 storey residential tower.

Putting this in perspective it should be roughly the same size as the ongoing Castle House development close-by, better known to many as the Electric Razor that comes in at 147 metres high.

Rogers has been increasingly busy on residential projects lately after the 80s and 90s portfolio was dominated by top spec office headquarters for leading corporations around the world. The recent move towards residential projects in London has most notably included the posh One Hyde Park that boasts the most expensive apartments in the world.

Nothing like that can be expected here, indeed the prices in Elephant and Castle are much lower than many parts of London despite having good transport links and a relatively central location due to its position as a partially gentrified area.

Multiplex Living realised this with their Castle House tower that competes favourably in terms of price with areas like Canary Wharf whilst at the same time retaining some of the quality and prestige that is found in the likes of Ballymore's Pan Peninsula Towers.

First Base specialise in the more affordable sector of the market as evidenced by their current work on the couple of towers on Holloway Road near Kings Cross and will no doubt be looking to compete with Multiplex.

There's no precise schedule publicly available on this project but it should be unveiled at some stage later in 2007.
